Vice President, Land Development

Responsibilities

• Define and present development strategy, market metrics, and growth recommendations to executive leadership
• Conduct market analysis to identify high-potential markets for memory care communities
• Source and secure raw land and acquisition opportunities
• Lead land use entitlement efforts including zoning, CUPs, and CEQA
• Oversee projects through the full entitlement phase to ensure shovel-ready sites
• Assemble and lead external teams of architects, engineers, and general contractors
• Negotiate professional service and construction fee structures
• Oversee design development and construction documentation to secure building permits
• Provide executive oversight of ground-up construction projects to ensure delivery on schedule and budget
• Coordinate with Operations, Legal, and Purchasing to transition projects to licensed operations
• Secure required approvals including Fire Department sign-offs and Certificates of Occupancy

Requirements

• 10+ years of real estate development experience in senior living, healthcare, or multifamily environments
• Proven success delivering ground-up developments
• Strong knowledge of entitlement processes, zoning, and regulatory requirements
• Ability to travel up to 50% of the time across multiple states
• Demonstrated leadership experience managing internal and external stakeholders
• Strong financial, analytical, and negotiation skills
