Transmission Line Land Agent

Responsibilities

• Serve as the primary point of contact between the client and key stakeholders, managing the acquisition and negotiation of real property rights for energy projects.
• Negotiate easements, leases, fee property, permits, and other agreements for both permanent and temporary rights.
• Work with landowners to understand development limits, access, and site considerations affecting project layout.
• Examine and search public records to determine land ownership, title chains, and identify surface owners, tenants, and mortgage holders.
• Analyze local land values to develop acquisition offer ranges and pre-assess damage payments.
• Document all communication and correspondence with landowners using Microsoft Office and other data entry platforms.
• Represent the client in meetings with various government and agency officials.

Requirements

• Associate's degree and at least 2 years of land services experience in the energy industry.
• Active Minnesota real estate license.
• Proficiency with Microsoft Office applications and mapping platforms such as Google Earth.
• Ability to interpret and research legal documents and abstracts.
• Willingness to travel and work flexible/long hours in both office and field environments.
• Strong interpersonal communication skills and the ability to work autonomously.

Preferred Qualifications

• Experience specifically with capital projects and transmission line infrastructure.
• Previous experience in title work.
