Site Selection & Colocation Manager

Nebius is leading a new era in cloud infrastructure for the global AI economy. We are building a full-stack AI cloud platform that supports developers and enterprises from data and model training through to production deployment.

Responsibilities

• Own the acquisition of AI infrastructure opportunities across the Americas, from market strategy through executed agreements.
• Develop regional acquisition strategies and maintain a continuous pipeline of qualified colocation, build-to-suit, and powered land opportunities.
• Lead negotiations across multiple commercial structures, from initial engagement through signed agreements.
• Serve as transaction owner, leading cross-functional deal teams to keep parallel workstreams aligned and on schedule.
• Prepare investment recommendations and present commercial, financial, and strategic analyses to executive leadership.
• Build and maintain relationships with developers, brokers, utilities, landowners, and infrastructure partners.
• Assess network connectivity, including long-haul access and carrier availability, as a core site-selection criterion.

Requirements

• 8+ years of experience in data center site selection, commercial real estate, or infrastructure development
• Experience leading infrastructure or real estate transactions from identification through contract execution
• Strong understanding of data center infrastructure, utility markets, and land development
• Experience negotiating land acquisitions, leases, or colocation agreements
• Bachelor's degree in Business, Finance, Real Estate, Engineering, or a related discipline
• Ability to operate in ambiguity and build processes from the ground up

Preferred Qualifications

• Experience supporting hyperscale, AI infrastructure, or digital infrastructure
• Knowledge of utility infrastructure, transmission, substations, or power markets
• Familiarity with connectivity drivers like fiber availability and route diversity
• Experience with GIS platforms or infrastructure market intelligence
