Senior Quantity Surveyor - MEP (Pre-Contract)

Responsibilities

• Review design drawings, specifications, and scope documents for buildings and infrastructure packages
• Perform detailed quantity take-offs at concept, schematic, and detailed / tender design stages
• Prepare accurate Bills of Quantities (BOQs) and cost estimates in compliance with POMI, NRM, and CESMM standards
• Support preparation of tender submissions, cost schedules, and rate build-ups
• Conduct market research on material, labour, and subcontractor rates within the UAE
• Participate in value engineering exercises to identify cost optimisation opportunities
• Assist in drafting tender and contract documents to ensure commercial accuracy
• Liaise with suppliers and subcontractors to validate rates and quotations
• Provide commercial risk assessments and highlight discrepancies
• Support bid review meetings and negotiations with consultants and clients
• Maintain accurate cost data and benchmarks

Requirements

• Bachelor’s degree in Quantity Surveying, Civil Engineering, or a related field
• 8–13 years of experience in pre-contract quantity surveying, preferably in the UAE, KSA, or wider GCC
• Strong working knowledge of POMI, NRM, and CESMM standards
• Proven track record in cost estimation, BOQ preparation, and rate analysis for MEP works and site wide Utilities
• Proficiency in CostX software
• Sound understanding of tendering procedures, subcontractor pricing, and procurement
• Excellent communication and reporting skills in English

Preferred Qualifications

• Professional certification from a recognised body such as MRICS or CIOB
• Fluency in Arabic
