Senior Property Manager

Responsibilities

• Serve as the primary point of contact for the board of directors, residents, contractors, and site staff
• Prepare, manage, and monitor operating and reserve fund budgets in alignment with financial goals
• Attend and actively participate in board meetings, providing updates and professional recommendations
• Conduct regular inspections of common elements and ensure timely follow-up on maintenance and safety issues
• Develop and implement annual maintenance plans to support long-term property upkeep
• Monitor contractor performance and ensure work meets contract terms and quality standards
• Lead, mentor, and support on-site staff to promote a professional and service-oriented culture
• Ensure compliance with the Condominium Act, CMRAO regulations, Fire Code, and AODA standards

Requirements

• CMRAO General Licence in good standing
• Minimum 5 years of residential condominium management experience
• Strong working knowledge of the Condominium Act and CMRAO regulations
• Demonstrated experience with financial management, including budgeting and arrears collection
• Proficiency in Microsoft Office (Outlook, Word, and Excel)
• Excellent written and verbal communication skills

Preferred Qualifications

• Post-secondary education in business administration, real estate, or property management
• Familiarity with condominium management platforms and property management technology
