Senior Financial Accountant

Responsibilities

• Prepare Owners Association budgets and calculate Service Charges in accordance with STRATA Law and RERA regulations.
• Facilitate payments to service providers and suppliers in line with approved budgets and Escrow Trustee bank requirements.
• Utilize the RERA Mollak system to generate and issue Service Charge invoices to residence owners.
• Manage the service charge collection process, including tracking outstanding amounts and reconciling bank accounts with the Mollak system.
• Oversee invoicing and collection for other OA incomes such as water, gas, and penalties.
• Prepare financial reports for auditors, RERA, and management MIS reports.
• Manage VAT compliance, including tracking collected/paid VAT and ensuring timely filing of returns.
• Perform standard bookkeeping and accounting tasks associated with the day-to-day management of the Body Corporate.

Requirements

• Bachelor's Degree in Accounting, Finance, or a related discipline.
• Minimum 3 years of hands-on experience in Owners Association (OA), Community Management, STRATA, or Property Management accounting.
• Strong working knowledge of RERA regulations and STRATA Law.
• Hands-on experience using the Mollak system for budgeting, invoicing, and reporting.
• Proven expertise in service charge accounting, collections, and bank reconciliations.
• Sound knowledge of UAE VAT regulations.
• Proficiency in accounting software and advanced Microsoft Excel.
• Excellent English communication skills (written and verbal).
• Ability to work independently and manage the complete accounting function for a residential community.
