Senior Associate, Cost Management

Responsibilities

• Own the cost dimension of project controls for North American projects and global coordination, including budgeting, forecasting, and contingency management.
• Support the development and maintenance of top-down cost targets and benchmarking assumptions by market and archetype.
• Drive consistent cost management practices including estimating, budgeting, forecasting, and cost reporting.
• Maintain discipline around cost evolution from underwriting through delivery, producing clear budget bridges and variance narratives.
• Oversee and manage day-to-day outputs from third-party cost consultants in North America to ensure deliverables meet internal standards.
• Partner with Business Intelligence to ensure data quality, reporting cadence, and KPI views are met.
• Support investment and delivery teams with underwriting cost inputs, sensitivities, and updates through development phases.
• Contribute to the global Cost Management Center of Excellence by developing standard templates, playbooks, and training materials.

Requirements

• 7–10+ years of progressive experience in cost management, quantity surveying, or commercial management.
• Experience with mission-critical or complex infrastructure projects is preferred.
• Demonstrated expertise in executing estimating, budgeting, forecasting, and cost controls across multiple concurrent projects.
• Strong understanding of CAPEX cost planning, contingency management, and cost-focused change control.
• Expert-level proficiency in Procore cost modules and exposure to ERP systems such as Yardi or Yardi Construction Manager.
• Advanced financial and cost modeling capability using Excel-based models (CAPEX, cash flow, and return sensitivities).
• Proven ability to manage and challenge tier-one cost consultants and professional services firms.
• Strong communication skills with the ability to translate complex cost data into executive-ready insights.
