Residential Lead Maintenance Technician

Responsibilities

• Schedule maintenance projects and day-to-day duties of maintenance team members
• Monitor vendor/subcontractor performance, purchase orders, and invoices
• Communicate with Property Managers regarding major repairs and turnover status
• Prepare apartments prior to resident occupancy
• Complete work orders including light electrical, plumbing, drywall, carpentry, and painting
• Replace broken glass, tile, carpet, screens, disposals, fixtures, and appliances
• Coordinate pool maintenance as needed
• Lead professional development, performance management, hiring, and discipline
• Maintain maintenance shop and stock control

Requirements

• Valid Driver’s License, reliable transportation, and automobile insurance
• Minimum of 4 years of Residential Maintenance experience
• Minimum of 1 year supervisory experience in Property Management
• Ability to work rotational on-call schedule for property emergencies
• Proficient with tablets, smartphones, and computers
• Possession of all tools needed to perform service duties
• Strong attention to detail and organizational skills

Preferred Qualifications

• OSHA Certification
• HVAC/EPA Certification
