REIT and Real Estate Fund Ratings Analyst

Responsibilities

• Participate in initial ratings and surveillance for corporate-level debt issued by REITs and institutional real estate funds
• Assess company access to capital and monitor risks associated with operating and financing strategies
• Lead rating committee presentations and meetings with management, investors, and bankers
• Author in-depth company reports, press releases, and sector outlooks
• Review bond offering documents and monitor covenant compliance
• Maintain peer group comparisons of credit metrics
• Review and edit reports of associate team members

Requirements

• Bachelor's degree
• 8+ years of experience in REIT or real estate research
• Knowledge of secured and unsecured commercial real estate debt capital markets
• Familiarity with public REITs, real estate funds, and non-traded REITs
• Proficiency in reviewing GAAP, fair-market-value, and IFRS financial statements
• Proficiency in Bloomberg for financial analysis
• Intermediate Microsoft Excel skills for building pro forma financial models

Preferred Qualifications

• Prior experience at a credit rating agency conducting REIT credit surveillance
• Familiarity with Generative AI tools like ChatGPT for research and productivity
