Regional Maintenance Director

Responsibilities

• Oversee onsite maintenance operations and maintenance teams across the assigned region
• Coordinate with capital improvement teams on construction, material estimates, and project execution
• Manage maintenance budgets, capital project bids, and yearly common maintenance planning
• Conduct quarterly property inspections for safety, code compliance, and company policy adherence
• Provide technical support, leadership, and training to maintenance supervisors and staff
• Manage property damage, casualty losses, and disaster reconstruction in coordination with insurance representatives
• Oversee the hiring, training, and disciplinary procedures for maintenance personnel
• Coordinate interior unit rehabs, including ordering products and managing costs

Requirements

• High school education or trade school required; college degree or equivalent career experience preferred
• In-depth knowledge of apartment maintenance and regulatory requirements (OSHA, EPA, etc.)
• Proven management and leadership ability with experience training and developing teams
• Ability to lift 100 lbs and perform physical tasks including kneeling, climbing, and crawling
• Must possess a valid driver's license and a dependable vehicle for transporting tools and equipment
• Must provide own basic hand and power tools
• Availability for overtime and 24-hour "on call" status for emergencies
