Principal, Land Acquisition

Responsibilities

• Lead the identification, evaluation, and acquisition of powered land, powered shell, and data center campus sites across the Americas
• Structure and execute land purchase agreements, ground leases, and option agreements
• Manage broker networks and direct landowner outreach to source off-market and on-market opportunities
• Coordinate with the Due Diligence Team for site, technical, and commercial evaluation of all acquisition targets
• Conduct site feasibility assessments covering zoning, entitlements, utility infrastructure, and development potential
• Lead transaction due diligence in coordination with Legal, Finance, Engineering, and Energy teams
• Partner with the Site Selection team for an integrated land-and-lease strategy
• Maintain a qualified acquisition pipeline with visibility into status, timing, and power availability
• Track market conditions, utility capacity constraints, and zoning trends to inform strategy

Requirements

• 8+ years in land acquisition, real estate development, or infrastructure site development
• Deep understanding of powered land acquisition, utility interconnection, and entitlement processes
• Experience structuring land purchase agreements, ground leases, and option agreements
• Established network of brokers, utility advisors, and development partners in Americas data center markets
• Ability to assess power infrastructure and utility interconnection risk (substation siting, transmission access)
• Bachelor's degree in Real Estate, Business, Engineering, or a related field

Preferred Qualifications

• Direct experience at a data center developer, hyperscaler, or utility-scale energy developer
• Working knowledge of data center development feasibility and civil engineering constraints
• Familiarity with colocation and turnkey leasing structures
• Experience with ground lease structures in capital-intensive environments
• Proficiency with pipeline management tools like Salesforce, Airtable, or Smartsheet
