Pricing Specialist (Real Estate)

Responsibilities

• Conduct pricing for real estate assets and portfolios across various typologies including residential, commercial, logistics, corporate, and rural
• Develop and improve real estate valuation financial models such as DCF, comparative data methods, cap rate, and sensitivity analysis
• Perform economic-financial feasibility analyses for development projects considering price assumptions, sales velocity, and construction costs
• Conduct in-depth analyses of profitability, risk, and return to support acquisition and divestment decisions
• Strategically structure commercial proposals and real estate product pricing in partnership with development, legal, and investment teams
• Monitor market indicators and trends to transform data into actionable insights
• Provide technical support in negotiations with investors, funds, and developers
• Contribute to the evolution of methodologies and automation of market intelligence tools

Requirements

• Degree in Engineering, Economics, Administration, or related fields
• Experience with real estate valuation and investment analysis
• Mastery of financial modeling (DCF, cap rate, comparables, sensitivity)
• Experience with project feasibility and income-generating assets
• Knowledge of structures such as FIIs, FIPs, real estate credit, and built-to-suit
• Advanced Excel skills
• Strong analytical capacity and business vision
