Preconstruction Manager

Responsibilities

• Serve as the primary liaison between internal development teams and external design consultants
• Manage design development processes to ensure project documents are constructible and cost-effective
• Coordinate with estimating teams to monitor budgets through SD, DD, and CD milestones
• Lead value engineering initiatives to identify cost-saving opportunities
• Conduct constructability reviews regarding design conflicts, site logistics, and procurement risks
• Coordinate with municipal agencies to support approvals and entitlement processes
• Ensure compliance with affordable housing program requirements and building standards
• Lead the transition of projects from preconstruction to field operations

Requirements

• Minimum 5 years of experience in Preconstruction Management or Project Management
• Significant experience with high-density multi-family housing (Type III/V wood-frame, Podium, Wrap-style)
• Strong understanding of construction planning, design coordination, and budgeting
• Ability to manage multidisciplinary design teams and stakeholders
• Excellent communication, negotiation, and relationship-management skills

Preferred Qualifications

• Experience with affordable housing developments and public financing (LIHTC, HUD)
• Familiarity with Green building certifications, California Title 24, and GreenPoint Rated standards
• Knowledge of entitlement processes and municipal approvals
• Bachelor’s degree in Construction Management, Civil Engineering, or Architecture
