Pre Construction Manager

Responsibilities

• Oversee all aspects of the pre-construction phase to ensure project success
• Manage façade systems including rainscreen cladding, curtain walling, EWI, and brick slip systems
• Ensure compliance with fire safety regulations such as Building Safety Act 2022 and Approved Document B
• Lead remediation of non-compliant cladding (ACM, HPL, timber)
• Coordinate design and perform value engineering
• Manage early-stage project planning, scope definition, risk identification, and programme development
• Support procurement strategies and supply chain engagement
• Collaborate with QS teams on cost planning and budget development
• Liaise with clients, design consultants, fire engineers, and internal delivery teams
• Lead design team meetings and support client presentations and bids
• Manage Building Control processes and Gateway 2 submissions

Requirements

• Degree in Construction Management, Architecture, Engineering, or similar
• Membership of CIOB, RICS, or similar professional body
• Strong understanding of façade systems and fire safety regulations
• Experience with cladding remediation
• Proficiency in MS Project or Asta Powerproject
• Experience with BIM platforms (Revit, Navisworks)
• Experience with document control systems like Aconex
