Pre-Construction Manager

Responsibilities

• Lead pre-construction for large-scale GPU data center projects as the link between Real Estate, Design Engineering, Procurement, and Construction
• Run constructability reviews of electrical, mechanical, structural, and civil designs, focusing on high-density power and liquid cooling
• Perform site evaluations including electrical capacity, utilities, civil, and structural requirements
• Develop construction scope packages and RFPs, and manage GC pre-construction services and negotiations
• Run construction cost analysis from conceptual through GMP and validate estimates against market data
• Build comprehensive handoff packages for Construction Managers and partner with Legal and Commercial teams on risk allocation

Requirements

• Experience leading pre-construction for large-scale data center, industrial, or mission-critical projects
• Ability to run constructability reviews across electrical, mechanical, structural, and civil disciplines
• Experience performing site due diligence including geotechnical, utilities, zoning, and permitting
• Proficiency in developing scope packages, RFPs, and managing GC pre-construction services
• Experience running construction cost analysis from concept through GMP

Preferred Qualifications

• Hyperscale data center pre-construction experience
• Expertise in high-density power (100+ kW per rack) and liquid cooling
• Experience with modular or prefabricated delivery models
