Owner Authorized Representative II

Responsibilities

• Manage, oversee, and coordinate all facets of pre-construction, bid and award, construction, and close-out phases
• Review pre-construction documents and submit comments to Designers
• Prepare progress reports for upper management
• Coordinate with public agencies and District staff to ensure compliance
• Manage project budgets and schedules to meet qualitative standards
• Manage daily contractor activities, including schedules, submittals, and RFCs
• Review and negotiate Contractor Change Order Proposals
• Monitor payments for contractors, architects, and engineers
• Administer Professional Service Agreements
• Monitor project close-out including DSA certification and financial close-out

Requirements

• Minimum 15 years of professional experience in Construction or Project Management of Commercial, Public, or Educational facilities
• Minimum 5 years of responsibility for complex projects exceeding $20M
• OR 20 years of experience with 15 years managing $20M+ projects
• Bachelor's degree in Architecture, Engineering, or Construction Management OR ability to obtain CCM within 1 year
• Valid CCM credential or ability to obtain it

Preferred Qualifications

• Design-Build experience
• Proficiency with Building Information Modeling (BIM)
• Experience with LEED or CHPS certified projects
• Experience with Division of the State Architect (DSA) processes
• OSHA 30 certification
• Valid Architect or Professional Engineer registration in California
