Owner Authorized Representative I

Responsibilities

• Manage, oversee, and coordinate all facets of pre-construction, bid/award, construction, and close-out phases
• Review pre-construction documents and submit comments to Designers
• Prepare progress reports for upper management
• Coordinate with public agencies and District staff to ensure compliance
• Manage project budgets and schedules to meet qualitative standards
• Manage daily contractor activities, including schedules, submittals, and RFCs
• Review substitution submittals and negotiate Contractor Change Order Proposals
• Monitor payments for contractors, architects, and engineers
• Administer Professional Service Agreements
• Coordinate delivery of fixtures, furniture, and equipment
• Manage project close-out including DSA certification and financial close-out

Requirements

• 10+ years of professional experience in Construction or Project/Construction Management for Commercial or Public/Educational facilities
• 3+ years of full responsibility for complex projects exceeding $10M
• Bachelor's degree in Architecture, Engineering, or Construction Management (or ability to obtain CCM within one year)
• Strong understanding of construction budget and schedule management

Preferred Qualifications

• Certified Construction Manager (CCM) credential
• Design-Build experience
• Experience with Building Information Modeling (BIM)
• Experience with LEED or CHPS certified projects
• Experience with Division of the State Architect (DSA) processes
• OSHA 30 certification
• Valid Architect or Professional Engineer registration in California
