Operations Director

Responsibilities

• Oversee all shopping center operations, including mechanical systems, construction coordination, and preventative maintenance.
• Administer physical operations such as public safety, housekeeping, and contracted services.
• Assist the General Manager in developing strategic business plans, budgets, and 5-year capital plans to maximize property NOI.
• Manage property expenses, capital projects, and monthly financial forecasts.
• Monitor and evaluate the performance of vendors and independent contractors (landscaping, trash removal, snow removal, etc.).
• Ensure compliance with government regulations, OSHA standards, and fire suppression/alarm codes.
• Maintain high standards for common areas, restrooms, and grounds.
• Support sustainability initiatives and energy efficiency programs to reduce the center's carbon footprint.
• Develop and maintain effective communication with tenants and local community leaders.

Requirements

• Bachelor's degree in business or a related discipline.
• 5-7 years of operations management experience.
• Proven ability to manage mechanical systems and knowledge of construction practices.
• Strong understanding of government regulations and safety compliance.
• Valid driver's license and ability to travel up to 15%.
• Ability to work a flexible schedule to accommodate business needs, including holidays.
