Operating Engineer II

Responsibilities

• Maintain and repair building equipment including HVAC, mechanical, electrical, and plumbing systems
• Perform predictive, preventative, and routine maintenance
• Troubleshoot and repair electrical breakers, switches, receptacles, and lighting
• Maintain plumbing components such as toilets, water heaters, and sump pumps
• Complete documentation for fire life safety systems and building alarms
• Assist contractors and ensure work is performed safely and according to standards
• Provide high-level customer service to tenants and respond to service requests

Requirements

• High school diploma or GED equivalent
• CFC Universal Refrigerant Certification required
• Valid driver’s license without major violations
• Experience with hand tools and diagnostic equipment
• Proficiency in Microsoft Office (Email, Word, Excel)
• Ability to interpret engineering drawings and equipment manuals
• Physical ability to lift 50 pounds, work on ladders, and navigate tight spaces

Preferred Qualifications

• Trade or Maintenance License
• Experience with CMMS systems
