About the role

Responsibilities

  • Ensure the efficient operation and maintenance of mechanical, electrical, and plumbing (MEP) systems for assigned commercial properties.
  • Perform routine maintenance and repairs on HVAC equipment, including chillers, pumps, cooling towers, and air distribution systems.
  • Monitor and adjust mechanical/pneumatic equipment, steam stations, and control gauges to maintain a comfortable building environment.
  • Conduct preventive maintenance tasks such as changing filters, cleaning coils, and inspecting belts and bearings.
  • Perform plumbing repairs to fixtures including water closets, urinals, and lavatories.
  • Execute general building repairs including doors, ceilings, hand railings, and floors.
  • Conduct fire and life safety inspections in accordance with NFPA and local jurisdiction standards.
  • Respond immediately to emergency situations such as equipment failure or evacuations.
  • Document all activities and report findings to the supervisor.

Requirements

  • High School Diploma or GED equivalent.
  • 5+ years of related work experience operating MEP systems in a commercial property setting.
  • Valid driver's license with a good driving record.
  • Basic computing skills, including proficiency in Microsoft Outlook, Excel, and Word.
  • Ability to lift a minimum of 50 lbs and perform physical tasks such as climbing, stooping, and crouching.

Preferred Qualifications

  • Graduate of an apprentice program or trade school.
  • Relevant trade license or certification (e.g., Journeyman, Master Electrician, High Pressure Boiler License, or Refrigeration Certificate of Fitness).
  • Certification as a Universal Technician for CFCs.
