About the role
Responsibilities
- Ensure the efficient operation and maintenance of mechanical, electrical, and plumbing (MEP) systems for assigned commercial properties.
- Perform routine preventive and corrective maintenance on HVAC equipment, chillers, pumps, cooling towers, and air distribution systems.
- Monitor and adjust mechanical/pneumatic equipment, steam stations, and control gauges to maintain a comfortable building environment.
- Conduct regular inspections of engine rooms, electrical rooms, backup generators, and fire/life safety systems.
- Execute general repairs including plumbing fixtures, doors, ceilings, and flooring.
- Monitor energy management systems and document all maintenance activities and reports.
- Respond immediately to emergency situations such as equipment failures or evacuations.
Requirements
- High School Diploma or GED equivalent.
- 5+ years of related work experience operating MEP systems in a commercial property setting.
- Proven experience with the operation and repair of HVAC, boilers, pumps, and refrigerant systems.
- Valid driver's license and a good driving record.
- Basic computing skills, including proficiency in Microsoft Outlook, Excel, and Word.
- Ability to lift at least 50 lbs and perform physical tasks such as climbing, crouching, and standing for extended periods.
Preferred Qualifications
- Graduate of an apprentice program or trade school.
- Relevant trade licenses (e.g., Journeyman or Master Electrician).
- Specialized certifications such as Refrigeration Certificate of Fitness, High Pressure Boiler License, or High Pressure Steam Operator.
- Universal Technician certification for CFCs.
