Maintenance Technician III

Responsibilities

• Perform advanced routine, corrective, and preventive maintenance across multiple trades, including plumbing, carpentry, electrical, and painting.
• Serve as a lead worker in the absence of the Maintenance Supervisor, coordinating daily assignments and managing urgent work orders.
• Provide technical mentorship, coaching, and skills development to junior maintenance staff and assistants.
• Lead small renovation and repair projects from initial diagnosis through completion, including material estimation and oversight.
• Read and interpret architectural drawings, engineering schematics, and equipment manuals to execute complex repairs.
• Participate in the department's on-call rotation to respond to after-hours, weekend, and emergency maintenance needs.
• Inspect completed work to ensure high standards of safety, workmanship, and cleanliness.

Requirements

• High school diploma or GED required.
• 5+ years of progressively responsible experience in building or facilities maintenance.
• Advanced competency in at least two different trade areas (e.g., plumbing, electrical, carpentry).
• Ability to read and work from architectural drawings and technical documentation.
• Valid North Carolina driver's license and an acceptable driving record.
• Fluency in English with strong verbal and written communication skills.
• Ability to lift up to 50 pounds and perform physical tasks such as climbing ladders and using aerial lift equipment.

Preferred Qualifications

• Completion of a formal trade apprenticeship or vocational program.
• Experience using a computerized maintenance management system (CMMS) or work order system.
