Maintenance Technician II

Responsibilities

• Respond to maintenance and repair service requests and carry out preventive maintenance tasks
• Prepare apartments for turnovers including basic appliance repair, carpentry, plumbing, painting, and electrical work
• Monitor and maintain major building systems including HVAC, boilers, plumbing, electrical distribution, and life safety systems
• Operate and troubleshoot Building Automation Systems (BAS), Entrata, and CMMS systems
• Coordinate with vendors and contractors for scheduled work and repairs
• Maintain property safety, security, and key management protocols
• Perform routine upkeep of common areas, pools, and exterior property features
• Document all work performed, parts used, and supplies needed daily

Requirements

• High school diploma, GED, or trade school diploma
• 3-5 years of full-time general maintenance experience
• HVAC certification or EPA 608 certification (Core, Type I, II & III)
• Certified Pool Operator (CPO) certification or ability to obtain within six months
• Valid driver's license
• Ability to stand for 8+ hours and lift up to 100 lbs
• Proficiency with computer programs (Entrata, CMMS, BAS)
• Availability for on-call after-hours and weekend emergencies
