Maintenance Technician

Responsibilities

• Complete work orders for resident requests and preventive maintenance
• Conduct inspections to ensure quality and address property needs
• Prepare vacant apartments for new tenants
• Manage inventory and order supplies
• Maintain documentation and assist in grounds upkeep
• Participate in safety protocols and support cost-cutting efforts
• Serve on a rotating on-call schedule requiring weekend, evening, and morning availability

Requirements

• Diagnose and repair mechanical issues within buildings and common areas
• Perform preventive maintenance in compliance with safety standards and codes
• Complete pre-move-out inspections, maintenance work orders, and documentation
• Manage inventory, schedule vendors and contractors, and track materials
• Adhere to safety protocols and regulations; report accidents or incidents promptly
• Communicate effectively with management, residents, vendors, and contractors
• EPA Type I and II or Universal certification for refrigerant recycling (or willingness to obtain)
• Valid driver's license to operate a golf cart on the property
• High school diploma or GED and related experience or training
• Ability to lift, push, pull, and carry up to 50 lbs regularly
• Ability to work full-time including evenings, weekends, and on-call shifts
