Maintenance Technician

Responsibilities

• Complete work orders for resident requests and preventive maintenance
• Conduct inspections to ensure quality and address property needs
• Prepare vacant apartments for new tenants
• Manage inventory and order supplies
• Maintain documentation and assist in grounds upkeep
• Participate in safety protocols and support cost-cutting efforts
• Serve on a rotating on-call schedule with weekend, evening, and morning availability

Requirements

• High school diploma or GED and related maintenance experience or training
• Ability to diagnose and repair mechanical issues within buildings and common areas
• Troubleshoot problems and perform repairs in compliance with safety standards and codes
• Manage inventory, schedule vendors, and track materials used
• Adhere to safety protocols, participate in safety meetings, and report incidents promptly
• Effective communication with management, residents, vendors, and contractors
• EPA Type I and II or Universal certification (or willingness to obtain)
• Valid driver's license to operate a golf cart on the property
• Ability to lift, push, pull, and carry up to 50 lbs regularly and occasionally heavier loads
• Comfortable standing, walking, bending, stooping, kneeling, crouching, and climbing ladders
• Ability to work full-time including evenings, weekends, and on-call shifts as needed
• Knowledge of safety protocols and ability to wear required PPE
• Ability to read and interpret technical manuals, blueprints, and schematics
