Maintenance Technician 2, Residential

Responsibilities

• Perform complex preventive maintenance, troubleshooting, and repairs on carpentry, mechanical, electrical, and plumbing (MEP) systems.
• Utilize advanced diagnostics skills and tools to conduct detailed inspections of residential building systems.
• Manage emergency repairs across various trades to ensure building systems operate efficiently.
• Ensure all work complies with safety and regulatory standards.
• Collaborate with other trades, outside vendors, and university employees.
• Maintain accurate records of maintenance activities and parts inventory using digital work order systems.

Requirements

• High school diploma, GED, or state-recognized equivalent.
• Three (3) years of experience in general maintenance, carpentry, residential repair, construction, or related fields (HVAC, electrical, plumbing).
• Ability to obtain Fall Protection, Asbestos O&M, and Confined Space certifications within one year of hire.
• Ability to lift and carry 50 pounds and work from ladders, scaffolding, or aerial lifts exceeding 25 feet.
• Valid driver’s license and ability to maintain driver eligibility.
• Availability to work weekends and on-call hours as required.

Preferred Qualifications

• Experience working in commercial, industrial, institutional, or large-scale facilities.
• OSHA or other workplace safety certifications.
• Technical certification in MEP building system maintenance (HVAC, electrical, plumbing).
• Experience with building automation systems (BAS) and energy management systems (EMS).
