Maintenance Manager

Responsibilities

• Provide leadership and support to the maintenance team at the assigned location
• Oversee day-to-day maintenance and preventative maintenance functions including budget oversight and inventory control
• Lead recruitment and retention of a diverse team of professionals
• Assist in the development of the annual maintenance operating budget and manage department expenditures
• Ensure uniformity of policies and procedures in managing HVAC, electrical, plumbing, carpentry, and appliances
• Ensure staff and vendors follow all local, municipal, and state health, safety, and building code regulations
• Manage maintenance supply inventory and ensure equipment and vehicles are safe to operate

Requirements

• High school diploma or equivalent
• 7+ years of progressive experience in residential property management
• 2+ years in a supervisory capacity
• Proven competency in 4+ trades including plumbing, electrical, appliance repair, carpentry, or masonry
• Advanced knowledge of full-cycle maintenance including preventative and predictive programs
• Ability to oversee capital projects up to $10,000
• Proven success in budgeting, financial analysis, and expense control
• Computer proficiency including word processing, spreadsheets, and database applications
• Valid driver’s license

Preferred Qualifications

• College courses or technical school training
• EPA Universal or Type I / Type II technician certification
• Experience with Entrata or similar property management software
• HVAC, OSHA, or EPA compliance certifications
