Lead Maintenance

Responsibilities

• Oversee overall property maintenance and perform resident apartment repairs
• Prepare units for rent (make-ready) to ensure they are ready for new occupancy
• Complete resident service requests within a 24-hour timeframe
• Perform various repairs including HVAC, light electrical, plumbing, carpentry, and painting
• Maintain common areas, pool chemical levels, and exterior grounds
• Conduct preventive maintenance inspections on units, buildings, and equipment
• Supervise subcontractors and train/schedule subordinate maintenance personnel
• Maintain accurate records for work orders, inventory, and preventive maintenance
• Handle on-call duties and participate in emergency standby schedules

Requirements

• Minimum of 2 years of full-time experience in apartment maintenance or a related trade
• EPA certification (refrigerant, transition, and recovery)
• Possession of a basic set of hand tools
• Valid driver’s license with a good driving record and auto insurance
• High school diploma or equivalent
• Ability to work weekends and handle on-call responsibilities
• Strong verbal and written communication skills in English

Preferred Qualifications

• Technical Certification in a relevant field
• Bilingual skills in Spanish
