Lead Maintenance

Responsibilities

• Oversee overall property maintenance and perform resident apartment repairs
• Manage the unit make-ready process to prepare apartments for new occupancy
• Complete resident service requests within a 24-hour timeframe
• Perform various technical repairs including HVAC, light electrical, plumbing, and carpentry
• Maintain common areas, pool chemical levels, and exterior grounds
• Conduct preventive maintenance inspections for units and buildings
• Supervise subcontractors and train subordinate maintenance personnel
• Maintain accurate records for work orders, inventory, and preventive maintenance schedules
• Participate in on-call rotations and emergency standby schedules

Requirements

• Minimum of 2 years of full-time experience in apartment maintenance or a related trade
• EPA certification (refrigerant, transition, and recovery)
• Possession of a basic set of hand tools
• Valid driver's license with a good driving record and auto insurance
• High school diploma or equivalent
• Strong verbal and written communication skills in English
• Ability to work weekends and handle on-call duties as needed

Preferred Qualifications

• Technical Certification in a relevant field
• Bilingual skills (Spanish)
