Lead Maintenance

Responsibilities

• Oversee overall property maintenance and perform resident apartment repairs
• Manage the unit make-ready process to prepare apartments for new occupancy
• Complete resident service requests within a 24-hour timeframe
• Perform diverse technical repairs including HVAC, light electrical, plumbing, carpentry, and painting
• Maintain common areas, pool chemical levels, and exterior grounds
• Conduct preventive maintenance inspections on units, buildings, and equipment
• Supervise subordinate maintenance staff and external sub-contractors
• Maintain accurate records for work orders, inventory, and preventive maintenance schedules
• Participate in "on-call" rotations and emergency standby schedules for evenings and weekends

Requirements

• Minimum of 2 years of full-time experience in apartment maintenance or a related trade
• EPA certification (refrigerant, transition, and recovery)
• Possession of a basic set of hand tools
• Valid driver's license with a good driving record and auto insurance
• High school diploma or equivalent
• Strong verbal and written communication skills in English

Preferred Qualifications

• Technical Certification in a relevant trade
• Bilingual skills in Spanish
