Lead Maintenance

Responsibilities

• Manage overall property maintenance and perform resident apartment repairs
• Oversee unit make-ready processes to prepare apartments for new occupancy
• Complete resident service requests within a 24-hour timeframe
• Perform various repairs including HVAC, light electrical, plumbing, carpentry, and painting
• Maintain common areas, pool chemical levels, and landscaping/groundwork
• Conduct preventive maintenance inspections for units, buildings, and equipment
• Supervise subordinate maintenance personnel and external sub-contractors
• Maintain accurate records for work orders, inventory, and preventive maintenance schedules
• Handle on-call duties and participate in emergency standby schedules for evenings and weekends

Requirements

• Minimum of 2 years of full-time experience in apartment maintenance or a related trade
• EPA certification (refrigerant, transition, and recovery)
• High school diploma or equivalent
• Valid driver's license with a good driving record and auto insurance
• Possession of a basic set of hand tools
• Strong verbal and written communication skills in English
• Ability to work weekends and travel within major metropolitan areas as needed

Preferred Qualifications

• Technical Certification in a relevant trade
• Bilingual skills in Spanish
