Lead Maintenance Technician

Responsibilities

• Maintain the physical integrity and safety of the apartment community
• Perform maintenance tasks personally or delegate to technicians
• Oversee and inspect work performed by maintenance staff
• Manage resident service requests and ensure timely resolution
• Conduct safety meetings and maintain HAZCOM/SDS standards
• Perform preventive maintenance on equipment and tools
• Diagnose and repair plumbing, electrical, and HVAC issues
• Manage apartment turnovers and make-ready repairs
• Maintain inventory of spare parts and maintenance materials
• Assist with property emergencies and on-call rotations

Requirements

• At least two years of experience in property maintenance or equivalent
• High School Graduate or equivalent (or 5 years maintenance experience)
• Valid Driver’s License with current liability insurance
• Knowledge of basic mechanical concepts
• HVAC Certification (Universal) and CPO Certification
• Ability to lift 50 pounds and perform bending/reaching daily
• Experience in all trades including plumbing, electrical, and A/C

Preferred Qualifications

• 2+ years of experience in apartment maintenance on a 200+ unit property
• Completion of Grace Hill/Yardi On-Line Training
• Proficiency with Yardi Maintenance Systems
