Head of Mortgage Operations

Responsibilities

• Own the full P&L for Opendoor Home Loans, including loan volume, margin, unit economics, and OpEx
• Lead and scale end-to-end mortgage origination, including lead generation, processing, underwriting, and closing
• Ensure full regulatory compliance with federal and state laws, including RESPA, TILA/TRID, ECOA, HMDA, and BSA/AML
• Manage GSE (Fannie Mae/Freddie Mac) and investor relationships, including FHA and VA requirements
• Build and lead a high-performing team across sales, operations, compliance, and capital markets
• Establish and maintain robust loan quality control and risk management programs
• Partner cross-functionally with Legal, Finance, Marketing, and Engineering to integrate mortgage into the broader platform
• Manage third-party relationships with appraisal, title, settlement, and warehouse lending partners

Requirements

• 5+ years of progressive residential mortgage industry experience in a senior leadership or general management role
• Proven track record of building and scaling mortgage origination operations across multiple states
• Deep knowledge of the full mortgage origination lifecycle and secondary market execution
• Strong working knowledge of federal and state regulations (RESPA, TILA/TRID, ECOA, HMDA, BSA/AML, and the SAFE Act)
• Experience overseeing AML/BSA compliance functions
• Active NMLS registration in good standing
• Bachelor's degree required

Preferred Qualifications

• Prior experience in proptech, real estate, or financial services
• Experience launching a mortgage business or product line from the ground up
• Experience managing cross-functional workstreams in a high-growth, technology-driven environment
