Head of Investment - Real Estate

Responsibilities

• Lead deal origination by building a proprietary pipeline of investment opportunities through broker networks, developers, and family offices.
• Evaluate inbound opportunities, including capital structure, partnership architecture, and risk allocation.
• Drive direct asset acquisitions and dispositions across residential, commercial, and industrial segments.
• Originate and structure joint venture opportunities, including term sheet negotiation and governance design.
• Identify and underwrite land acquisitions and development opportunities through feasibility analysis.
• Lead asset-level underwriting using DCF, IRR, equity multiple, and various stress case scenarios.
• Manage technical, legal, commercial, and financial due diligence streams through to deal close.
• Author and present institutional-grade investment memos and approval papers to the Investment Committee and Board.
• Contribute to capital allocation strategy and portfolio construction decisions.

Requirements

• Bachelor's degree in Finance, Real Estate, Engineering, Economics, or a related quantitative discipline.
• 8–12 years of relevant real estate investment experience.
• Proven experience within the UAE or GCC markets.
• Expert-level real estate financial modelling skills (DCF, IRR, JV waterfall, NOI bridges, DSCR).
• Advanced Excel skills and executive-ready written communication for investment memo authoring.

Preferred Qualifications

• Postgraduate qualification such as CFA, MRICS, or an MBA.
• Experience in real estate private equity, developer investment teams, or institutional asset management.
• Proficiency with industry tools such as Argus, MRI, Yardi, or Power BI.
• Familiarity with UAE regulatory frameworks including DLD, RERA, and Ejari.
