Head of Facilities

Responsibilities

• Shape the strategic direction and operational excellence of maintenance programs across a diverse multifamily portfolio
• Develop, implement, and improve preventative maintenance programs and oversee work orders, unit turns, and standard R&M
• Provide technical and operational support to maintenance teams to meet performance standards and create efficiencies
• Lead the recruiting, onboarding, training, and mentoring of facilities teams
• Identify and remediate life safety, employee safety, and physical hazards on-site
• Work with the Executive team to implement goals centered around maximizing revenue and controlling expenses
• Perform quarterly business reviews with regional service contractors to ensure high-quality work and contract compliance
• Monitor budgets and turnover expenditures to provide cost reduction recommendations
• Collaborate with the Capital Projects Team to ensure on-time and under-budget delivery of deferred maintenance projects
• Ensure properties operate in accordance with all federal, state, and local requirements, including OSHA, EPA, and NFPA

Requirements

• 10+ years of facilities management experience overseeing teams across multiple Class A multifamily properties
• Four-year college degree or equivalent professional experience
• Technical proficiency in evaluating and repairing HVAC, plumbing, electrical, and mechanical systems
• Strong knowledge of NFPA life and fire safety codes, OSHA standards, and SDS regulations
• Proficiency in Yardi and MS Office, specifically Excel
• Ability to travel 40-60% to visit properties within the portfolio
• Excellent written and verbal communication skills
