Growth & Development Analyst

Responsibilities

• Identify and evaluate data center development opportunities, coordinating with power and land teams
• Conduct site selection analyses incorporating energy access, cooling, and zoning requirements
• Build and maintain financial models across the full project lifecycle, including IRR, MOIC, and NPV
• Underwrite customer contracts and evaluate capitalization structures
• Support end-to-end transaction processes, including due diligence and deal structuring
• Prepare investment memos and executive-level presentations
• Monitor industry trends and analyze hyperscaler demand signals

Requirements

• 2+ years of experience in real estate development, infrastructure finance, data centers, investment banking, or private equity
• Strong financial modeling skills
• Ability to analyze real estate and infrastructure documents (LOIs, PPAs, DSAs)
• Proficiency in Microsoft Excel and PowerPoint
• Bachelor's degree in Finance, Real Estate, Economics, Engineering, or a related quantitative field
• Proficiency in using AI to build custom tools and accelerate workstreams

Preferred Qualifications

• Direct exposure to data center site acquisition or hyperscale leasing
• Familiarity with power markets and grid interconnection processes (ERCOT, MISO, PJM)
• Knowledge of entitlement and permitting processes for large-scale industrial facilities
• Experience with GIS mapping tools
