Entitlements Director

Responsibilities

• Lead multiple entitlement efforts to secure zoning, land use approvals, and permits for large-scale data center campus developments
• Develop and execute optimal entitlement strategies in collaboration with senior management
• Oversee jurisdictional applications, entitlement schedules, and permit processes to align with project timelines
• Manage external consultants, legal counsel, and technical teams to ensure accurate and timely submittals
• Guide the negotiation and completion of development-related documents, including development agreements and annexation agreements
• Engage with local government officials, planning commissions, and regulatory staff to advocate for project approvals
• Represent the company at public hearings, council meetings, and community engagement sessions
• Lead community outreach and manage communications with neighbors and local organizations

Requirements

• Bachelor's degree in Planning, Engineering, Law, or an equivalent field
• 7+ years of experience in entitlements, real estate development, or economic development
• Proven experience with land use and entitlements
• Ability to travel significantly to support in-market teams

Preferred Qualifications

• Master's degree in Planning, Real Estate Development, Law, or Business Administration
• Experience in the data center, utility, or telecom sectors
• Experience working across both public and private sector entitlements
