About the role
Responsibilities
- Perform land entitlement and due diligence activities to support residential development projects
- Evaluate zoning requirements, land use regulations, and permitting constraints to assess project feasibility
- Prepare entitlement analyses and recommendations regarding zoning strategy and approval pathways
- Coordinate submission packages and documentation for municipalities and regulatory agencies
- Partner with utility providers and regulatory agencies to facilitate entitlement approvals
- Track entitlement schedules, monitor critical path activities, and identify potential risks to project timelines
- Support due diligence efforts by reviewing environmental studies, surveys, and title documents
- Collaborate with internal departments including Land Acquisition, Legal, and Engineering
- Manage third-party consultants such as civil engineers and planners to ensure timely deliverables
Requirements
- Bachelor's degree in Urban Planning, Civil Engineering, Real Estate, Construction Management, or a related field
- 3-5 years of experience in land development, entitlements, or related real estate functions
- Strong knowledge of zoning regulations, land use processes, and permitting requirements
- Proficiency in Microsoft Office applications
- Strong attention to detail and the ability to follow established processes accurately
Preferred Qualifications
- Experience supporting residential homebuilding or land development projects
- Direct exposure to municipal entitlement processes and permitting requirements
