About the role

Responsibilities

  • Perform land entitlement and due diligence activities to support residential development projects
  • Evaluate zoning requirements, land use regulations, and permitting constraints to assess project feasibility
  • Prepare entitlement analyses and recommendations regarding zoning strategy and approval pathways
  • Coordinate submission packages and documentation for municipalities and regulatory agencies
  • Partner with utility providers and regulatory agencies to facilitate entitlement approvals
  • Track entitlement schedules, monitor critical path activities, and identify potential risks to project timelines
  • Support due diligence efforts by reviewing environmental studies, surveys, and title documents
  • Collaborate with internal departments including Land Acquisition, Legal, and Engineering
  • Manage third-party consultants such as civil engineers and planners to ensure timely deliverables

Requirements

  • Bachelor's degree in Urban Planning, Civil Engineering, Real Estate, Construction Management, or a related field
  • 3-5 years of experience in land development, entitlements, or related real estate functions
  • Strong knowledge of zoning regulations, land use processes, and permitting requirements
  • Proficiency in Microsoft Office applications
  • Strong attention to detail and the ability to follow established processes accurately

Preferred Qualifications

  • Experience supporting residential homebuilding or land development projects
  • Direct exposure to municipal entitlement processes and permitting requirements
