Division Portfolio Lead

Responsibilities

• Own resale strategy execution for the multi-market Core cash-product book, managing clearance pace, levered gross margin, and tail-cohort exposure
• Lead and uplevel a team of approximately 9 Portfolio Managers and Senior Portfolio Managers, overseeing performance management and career development
• Run a continuous diagnose, act, and measure cycle to identify and improve worrisome markets or cohorts
• Serve as the judgment layer on asset-level pricing decisions, providing guidance on edge cases and deviations from models
• Drive sell-through alpha while maintaining risk bounds, prioritizing the sell-down of higher-risk inventory in softening markets
• Partner cross-functionally with Acquisition Pricing, Home Operations, and the broader pricing organization
• Leverage AI tools to continuously improve decision-making processes and team efficiency

Requirements

• 6+ years in portfolio management, asset management, trading, or an analogous quantitative risk-taking discipline
• 2+ years of experience leading and developing high-performing teams
• Strong analytical instincts and hypothesis-driven problem-solving skills
• Proven track record of managing portfolios through various market cycles and regimes
• Excellent written and verbal communication skills
• A learning mindset with an interest in applying AI tools to professional workflows

Preferred Qualifications

• Direct experience in residential real estate, iBuying, single-family rentals, REITs, or homebuilding
• Proficiency with SQL or similar analytical tooling
• Experience partnering with Data Science or Engineering teams to build software and algorithms
• Experience operating in a fast-paced, high-growth, outcome-driven environment
