Director, FP&A - Operations

Responsibilities

• Serve as the embedded finance partner to Operations leaders during weekly reviews, planning cycles, and operating decisions
• Own the Operations P&L, including forecasting, BvA, variance analysis, and the weekly narrative on cost-to-serve and unit economics
• Build and maintain capacity, headcount, and operating expense models to scale operations as volume grows
• Connect operational levers—such as clearance, DOM, cycle time, and renovation spend—to actionable P&L outcomes
• Design AI-powered automation and models in Google Sheets and Claude to compress reporting cycles and drive real-time insights
• Partner with Accounting on monthly close for Operations cost centers to ensure data integrity and audit readiness

Requirements

• 10+ years of finance experience, with significant experience as an embedded FP&A partner to an operations organization
• Deep expertise in driver-based modeling, capacity planning, and unit economics
• Strong SQL skills with experience working in a modern data warehouse (Snowflake preferred)
• AI-native mindset with proven experience using LLMs and automation to improve finance workflows
• Experience owning a full P&L, including forecasting and translating operational metrics into financial outcomes
• Excellent communication skills and a direct, low-ego working style

Preferred Qualifications

• Working knowledge of Python and version control (GitHub)
• Experience with Adaptive or similar planning software (Anaplan, Planful)
• Background in real estate, proptech, or marketplace businesses
• Experience building new financial models from scratch in a fast-growing environment
