Construction Estimator

Responsibilities

• Lead detailed quantity takeoffs and cost estimates across all project phases
• Develop and manage conceptual and parametric budgets for residential projects
• Review construction drawings and specifications to identify risks and value engineering opportunities
• Oversee bid packages, RFP documents, and the full subcontractor bidding process
• Lead subcontract negotiations and manage vendor relationships
• Present estimates and cost analyses to internal stakeholders and executive leadership
• Partner with project managers to ensure seamless transition from pre-construction to construction

Requirements

• 8+ years of experience in construction estimating
• Proficiency with PlanSwift, Bluebeam, Procore, or BuildingConnected
• Comprehensive understanding of construction methods, materials, and sequencing
• Expert ability to read architectural, structural, civil, and MEP drawings
• Advanced proficiency in Microsoft Excel and Microsoft Office Suite
• Ability to travel up to 10–25% for site visits and vendor meetings

Preferred Qualifications

• Bachelor's degree in Construction Management, Civil Engineering, or Architecture
• Experience with multifamily residential, affordable housing, or LIHTC projects
• 5+ years of experience in material procurement and subcontract management
• LEED accreditation or knowledge of sustainable construction practices
• Prior experience on the owner or developer side
