About the role
Responsibilities
- Oversee construction draw accounting, project cost verification, and financial controls for development projects.
- Review and validate construction pay applications against approved Schedules of Values (SOV).
- Verify percentage of completion through progress reports, site inspections, and third-party validations.
- Manage lien waiver processes by collecting partial waivers and releases from contractors and suppliers.
- Reconcile change orders and ensure all billed changes are formally approved and contractually authorized.
- Track project budgets against actual expenditures to identify potential cost overruns or financial risks.
- Coordinate with architects, lenders, and contractors to ensure compliance with loan covenants and draw requirements.
- Prepare project financial reports and communicate risk exposure to management and stakeholders.
Requirements
- Bachelor's degree in Accounting, Finance, Construction Management, or a related field.
- 5+ years of experience in construction accounting, project accounting, or real estate development.
- Strong knowledge of construction contracts, lien waiver processes, and change order management.
- Proficiency in Microsoft Office Suite, particularly Microsoft Excel.
- Strong analytical, reconciliation, and communication skills.
Preferred Qualifications
- Certified Public Accountant (CPA) or related professional certification.
- Experience working directly with construction lenders or commercial real estate organizations.
- Familiarity with AIA G702/G703 forms and standard construction draw processes.
- Experience using ERP systems or specialized construction accounting software.
