Community Manager

Responsibilities

• Supervise, control, and plan the day-to-day activities of the apartment community.
• Implement company policies and procedures to ensure a well-managed and well-maintained building.
• Recruit, hire, orient, and train new personnel while providing ongoing staff support.
• Manage community finances, including preparing annual budgets, income projections, and handling rent collection and deposits.
• Oversee leasing activities, marketing strategies, and resident renewals to ensure maximum occupancy.
• Maintain accurate resident files, community transaction records, and delinquency reports.
• Ensure the property remains clean, safe, and well-maintained by overseeing maintenance requests and common areas.
• Manage risk, emergency procedures, and compliance with federal, state, and local laws.
• Supervise outside contractors and prepare the property for various inspections.

Requirements

• 3+ years of property management experience.
• Fair Housing certification (must be achieved before interacting with prospects or residents).
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and community software applications.
• Knowledge of OSHA laws and regulations.
• Strong verbal and written communication skills in English.
• Ability to work evenings and weekends.

Preferred Qualifications

• Bilingual in Spanish.
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification.
• College degree.
