Community Manager

Responsibilities

• Supervise, control, and plan the day-to-day activities of the apartment community.
• Implement company policies, procedures, and programs to ensure a well-managed and well-maintained building.
• Recruit, hire, orient, and train new personnel while providing ongoing staff support and leadership.
• Maintain accurate community records, including rent rolls, delinquency reports, and accounts payable.
• Prepare annual budgets, income projections, and manage daily bank deposits.
• Execute marketing strategies to secure prospective residents and ensure maximum occupancy.
• Oversee leasing practices to ensure compliance with federal, state, and local laws.
• Manage resident relations, including lease renewals, rent collection, and handling evictions.
• Coordinate maintenance requests and oversee the availability of make-ready vacant units.
• Conduct regular property inspections and oversee outside contractors.
• Manage risk, emergency procedures, and community rule enforcement.

Requirements

• 3+ years of property management experience.
• Strong verbal and written English communication skills.
• Fair Housing certification (must be achieved before interacting with prospects or residents).
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and community software applications.
• Knowledge of OSHA laws and regulations.
• Ability to work evenings and weekends.
• Ability to pass a drug test.

Preferred Qualifications

• Bilingual in Spanish.
• College degree.
• Certified Apartment Manager (CAM) certification.
• Accredited Resident Manager (ARM) certification.
