Community Manager

Responsibilities

• Supervise, control, and plan the day-to-day activities of the apartment community.
• Implement company policies, procedures, and programs to ensure a well-managed and well-maintained building.
• Recruit, hire, orient, and train new personnel while providing ongoing leadership and support to the on-site team.
• Manage financial operations, including preparing annual budgets, income projections, collecting rents, and handling accounts payable.
• Execute marketing strategies to maintain high occupancy levels and aggressively pursue lease renewals.
• Oversee leasing practices to ensure compliance with federal, state, and local laws.
• Maintain accurate community records, including rent rolls, delinquency reports, and resident files.
• Ensure the property remains clean, safe, and well-maintained by overseeing maintenance requests and supervising outside contractors.
• Manage risk, emergency procedures, and property inspections.

Requirements

• 3+ years of property management experience.
• Strong verbal and written English communication skills.
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and community software applications.
• Ability to achieve Fair Housing certification.
• Knowledge of OSHA laws and regulations.
• Ability to work evenings and weekends as needed.

Preferred Qualifications

• Certified Apartment Manager (CAM) designation.
• Accredited Resident Manager (ARM) designation.
• Bilingual in Spanish.
• College degree.
