Community Manager

Responsibilities

• Supervise, control, and plan the day-to-day activities of the apartment community.
• Implement company policies, procedures, and programs to ensure a well-managed and well-maintained building.
• Recruit, hire, orient, and train new personnel while providing ongoing support and leadership to the on-site team.
• Manage financial operations including preparing annual budgets, income projections, rent collection, and accounts payable.
• Drive occupancy through effective marketing strategies and aggressive lease renewal efforts.
• Oversee leasing practices to ensure compliance with federal, state, and local laws.
• Maintain accurate resident files, community transaction records, and property inspections.
• Coordinate maintenance requests, oversee outside contractors, and manage emergency procedures.

Requirements

• 3+ years of property management experience.
• Strong verbal and written communication skills in English.
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and community software applications.
• Valid Fair Housing certification (must be achieved before interacting with prospects or residents).
• Knowledge of OSHA laws and regulations.
• Ability to work evenings and weekends as needed.

Preferred Qualifications

• Bilingual in Spanish.
• College degree.
• Certified Apartment Manager (CAM) designation.
• Accredited Resident Manager (ARM) designation.
