Community Manager

Responsibilities

• Supervise and plan the day-to-day activities of the apartment community to ensure effective management and maintenance.
• Implement company policies, procedures, and programs to maintain a well-managed building and ensure regulatory compliance.
• Recruit, hire, orient, and train on-site personnel while providing ongoing leadership and support.
• Manage financial operations including preparing annual budgets, income projections, rent collection, and accounts payable.
• Execute marketing strategies to maintain high occupancy levels and aggressively pursue lease renewals.
• Oversee leasing practices to ensure compliance with federal, state, and local laws.
• Maintain accurate resident files, community transaction records, and maintenance logs.
• Ensure the property remains clean, safe, and well-maintained through regular inspections and oversight of contractors.
• Manage emergency procedures and be available to handle property emergencies as needed.

Requirements

• 3+ years of property management experience.
• Strong verbal and written English communication skills.
• Fair Housing certification (must be achieved before interacting with prospects or residents).
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and community software applications.
• Knowledge of OSHA laws and regulations.
• Ability to work evenings and weekends.
• Ability to pass a drug test and present a professional appearance.

Preferred Qualifications

• Spanish fluency.
• Certified Apartment Manager (CAM) certification.
• Accredited Resident Manager (ARM) certification.
• College degree.
