Community Manager

Responsibilities

• Supervise and plan the day-to-day activities of the Pecos Flats apartment community
• Implement company policies, procedures, and programs to ensure high-quality management and regulatory compliance
• Recruit, hire, orient, and train new personnel while providing ongoing support and leadership to the on-site team
• Manage community finances, including preparing annual budgets, income projections, rent collection, and daily bank deposits
• Execute marketing strategies to maintain high occupancy levels and aggressively pursue lease renewals
• Oversee leasing practices to ensure compliance with federal, state, and local laws, including Fair Housing regulations
• Maintain accurate resident files, community transaction records, and delinquency reports
• Ensure the property remains clean, safe, and well-maintained by overseeing maintenance requests and common areas
• Manage risk, emergency procedures, and outside contractors working on the property

Requirements

• 3+ years of property management experience
• Fair Housing certification (must be achieved before interacting with prospects or residents)
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and community software applications
• Strong verbal and written communication skills in English
• Knowledge of OSHA laws and regulations
• Ability to work evenings and weekends and respond to emergencies as needed

Preferred Qualifications

• Bilingual in Spanish
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification
• College degree
