Community Manager

Responsibilities

• Supervise, control, and plan the day-to-day activities of the apartment community.
• Implement company policies, procedures, and programs to ensure a well-managed and well-maintained building.
• Recruit, hire, orient, and train new personnel while providing ongoing support and leadership to the on-site team.
• Manage financial operations including preparing annual budgets, income projections, rent collection, and daily bank deposits.
• Oversee leasing activities, marketing strategies, and resident retention efforts to ensure maximum occupancy.
• Maintain accurate community records, including rent rolls, delinquency reports, and resident files.
• Ensure compliance with federal, state, and local laws, including Fair Housing regulations.
• Oversee property maintenance, risk management, emergency procedures, and the supervision of outside contractors.

Requirements

• 3+ years of property management experience.
• Fair Housing certification (must be achieved before interacting with prospects or residents).
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and community software applications.
• Knowledge of OSHA laws and regulations.
• Strong verbal and written communication skills in English.
• Ability to work evenings and weekends and respond to emergencies.

Preferred Qualifications

• Bilingual in Spanish.
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification.
• College degree.
