Community Manager

Responsibilities

• Supervise, control, and plan the day-to-day activities of the apartment community.
• Implement company policies, procedures, and programs to ensure a well-managed and well-maintained building.
• Recruit, hire, orient, and train new personnel while providing ongoing support and leadership to the on-site team.
• Manage community finances, including preparing annual budgets, income projections, rent collection, and processing invoices.
• Drive occupancy through effective marketing strategies and aggressive lease renewal efforts.
• Oversee leasing practices to ensure compliance with federal, state, and local laws, including Fair Housing regulations.
• Maintain accurate resident files, community transaction records, and delinquency reports.
• Ensure the property remains clean, safe, and well-maintained by overseeing maintenance requests and inspecting common areas.
• Manage risk, emergency procedures, and outside contractors working on the property.

Requirements

• 3+ years of property management experience.
• Strong verbal and written communication skills in English.
• Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and community software applications.
• Ability to achieve Fair Housing certification.
• Knowledge of OSHA laws and regulations.
• Ability to work evenings and weekends as needed.
• Must be able to successfully pass a drug test.

Preferred Qualifications

• Bilingual in Spanish.
• College degree.
• Certified Apartment Manager (CAM) designation.
• Accredited Resident Manager (ARM) designation.
